An office block in Basing View is up for sale for nearly £2 million, and it could be turned into flats.
ViewPoint, located opposite the Village Hotel, is currently on the market for £1.95 million, with its listing stating it is suitable for an office refurbishment or a residential development.
If converted into a residential block, documents say it could host 214 flats in the middle of Basingstoke's business district.
Currently, it is a serviced office block that is home to a mortgage company, security group and IT solutions firm.
It comprises of 59,000 square feet of office space and also 219 car parking spaces.
Estimates from agent Estate Office Investments Ltd suggest conversion into Grade A office space could lead to a gross estimated rental value in excess of £1.6 million.
However, the agent also states that there is the potential to create a new 12-storey building to provide 214 residential units and "supporting retail".
It continues: "A valuable new build residential scheme and extension of the long leasehold interest will be supported by the Local Authority (Basingstoke and Deane Borough Council)."
Basing View has been the site of several new-build office blocks lately as part of a council-drive regeneration pledge.
An enterprise zone was set up there, meaning occupiers are eligible for a discount in business rates.
It comes after a tough year for the retail sector during the Covid pandemic hit Basingstoke hard.
Several big names, among them John Lewis, located on Basing View, have pulled out of the town or closed their stores.
