PLANS to redevelop a derelict retail park in Basingstoke have been approved after the proposals were amended.

BGO Baronet Propco Limited sought permission from Basingstoke and Deane Retail Park to regenerate Brighton Hill Retail Park and construct two new buildings.

On Monday, August 12, the company were given approval to go ahead with the scheme which could create nearly 400 new jobs.

The new buildings can be used for ‘general industrial’ and ‘storage and distribution’, but it is expected that they will be divided into seven different units of various sizes.

Within the council’s decision report, it said: “Unit 100, the larger of the two terraces, is situated to the south of the site with HGV parking and servicing areas for each unit located adjacent to the northern elevation.

“Unit 200, the smaller of the two terraces, is located to the north of the site, with HGV parking and servicing associated with each unit of the 3no. units adjacent to the southern elevation. This arrangement allows for all parking and servicing to be located in the centre of the site.”

The previous application also stated the vehicles would access the site via the Harrow Way, but this has now been removed and there single vehicular access from Winchester Road ‘to the north via an existing junction arrangement currently serving both McDonald’s and Brighton Hill Retail Park’.

The report stated: “Minor changes to the junction configuration are required, along with internal estate road changes to enable the segregation of vehicles movements between the McDonald’s and proposed employment units.”

The application received two letters of objection, saying that it would be an ‘overdevelopment of the site by virtue of siting, scale and massing of the buildings’ and that the 24/7 use would be ‘harmful’.

Thirteen letters of support were received, with many happy with the amended proposal which included a new access, lower building heights and no HGV movements after 11pm.

The overall proposed floor space has also been reduced from 14,938 square metres to 13,427 square metres.

On approving the application, the council imposed a number of conditions which including restrictions on the hours of loading and unloading goods vehicles can take place from 7am to 11pm Monday to Saturday and 7am to 6pm Sundays and Bank Holidays.
